3 Simple Steps To Your Brighter Future

1.  Contact us immediately by phone or email so that we can discuss your unique situation to make sure you understand ALL of your options at this time and which option is BEST for you and your family.

2.  Make sure that all parties involved are in agreement with each other about what needs to be done to fix the problem at hand.  Time is of the essence so husbands, wives and co-borrowers need to be on the same page in order to quickly maximize YOUR benefits from this transaction.

3.  We will bring you our Short Sale Package which will include documents to sign that will authorize our Team to work on your behalf.  In the meantime please obtain clear, legible copies of the items from the checklist below for each borrower on the mortgage.  These items are required by every Lender in order for them to make their decision to issue the formal Short Sale approval.

  • Driver’s Licenses
  • 2 Most Recent Paystubs
  • 2009 & 2010 Federal Tax Returns (all pages & schedules)
  • All 2009 & 2010 W2′s
  • 6 Months Most Recent Bank Statements (all pages, all accounts)
  • Most Recent Statement for your 1st Mortgage
  • Most Recent Statement for your 2nd Mortgage
  • Most Recent Homeowner’s Insurance Bill
  • Most Recent Property Tax Statement
  • Most Recent HOA Statement (if applicable)
  • Hardship Letter. Simply tell the truth in letter form. This could be as simple as the value of the home is less than what you owe and it makes no sense to continue making payments. The more compelling your story the better. Emphasize loss of job, decline of income, decline in property value, increase in payment, increase in living expenses, increase in medical expenses, etc. Please provide any documents that could support your hardships (medical bills, unemployment statement, etc.)
